The brief

A developer bought the existing home on this site with one goal: demolish it, and rebuild a home a buyer would want to live in. The home wasn't designed for the client. It was designed for whoever buys it next.

The brief centred on entertaining. Large groups of family and friends needed to move through the home comfortably, without the layout working against them.

The palette needed contrast, but kept soft. Not sharp light against dark. Light, warm stonework paired with mid-tone cabinetry, so the finished home reads as neutral and welcoming rather than showroom-stark.

Above all, the home needed a genuine wow factor: something a buyer notices the moment they walk through the door.

Why the build stayed on track

This project moved through construction without a single design-related delay, for a straightforward reason: the design and documentation were fully resolved and approved before the build began.

As a new build, there was no existing structure to uncover surprises once work started. Every material, joinery detail, and finish had already been decided and documented in advance, so the builder worked from a complete set of drawings and schedules from day one, rather than waiting on decisions mid-construction.

For a developer client working to a resale timeline, that certainty mattered. No delays waiting on design decisions. No variations from unresolved details. The build ran on schedule because the design work was finished before it started.
